HID And Kodaa Partner On 101 Collins St – For over 30 years, 101 Collins Street has stood as Melbourne’s benchmark for premium commercial space. Known for its 6-star service standard, this is where Melbourne’s most influential meet, create and thrive.
But according to HID’s global strategic accounts director, mobile, Jason Schimpf, even icons need to evolve – especially when it comes to electronic security solutions. The challenge was uniquely complex: How do you digitize premium experiences without compromising the refined elegance that defines the brand?
Enter HID’s partnership with Melbourne technology innovator Kodaa and its ResiKey platform. Together, HID and Kodaa created something new — a fully customized mobile app that transforms how tenants interact with every aspect of their workplace, including via HID’s mobile wallet credential technology.
“The solution goes far beyond simple door access,” says Schimpf. “Using HID’s mobile credentials integrated through Apple Wallet and Google Wallet, 101 Collins tenants can now tap their phone or smartwatch to access everything from building entries and elevators to smart lockers— all without opening an app or even unlocking their device.
“The real magic is derived from the seamless integration. Behind the elegant user experience lies a sophisticated network of connected systems.”
At 101 Collins St, HID’s Mobile Access works through Kodaa’s ResiKey platform to connect with Inner Range Integriti for security management, as well as integrating with elevators and smart lockers.
Kodaa’s ResiKey’s access management platform revolutionises how access is issued, tracked, and managed within the multi-tenanted building. Tenant administrators can easily log in to request and manage employee access within their specific tenancies, with requests funnelled through 101 Collins’ security team. The security team uses the same portal to approve, reject, and track all access requests, ensuring seamless and secure operations.
The app works in tandem with the HID Origo portal for issuing credentials, manages access control through Integriti, and slots into the ResiKey user management platform for tenant and user management. At 101 Collins it also integrates with Gantner smart lockers, Otis elevators, and Hubspot’s marketing and CRM tools, creating a unified digital experience.
“For tenants, the experience is effortless,” Schimpf says. “Staff receive a simple onboarding invitation, download the app and add their digital credentials to their mobile wallet in just a few taps. Credentials are protected by the user’s own biometric settings (Face ID, fingerprint) while cloud-based access control allows real-time permission changes.
“For building administrators, the system offers equally impressive capabilities. Tenant managers can submit, track and update access requests for their employees through a centralized portal that works in tandem with HID Origo, with approvals handled seamlessly by the building’s security team. All changes are recorded automatically, ensuring complete traceability without the usual manual workload.”
According to Seth Khouri, founder of Kodaa and ResiKey, the ability to quickly re-provision credentials without needing to visit a help desk has been a game-changer.
“Users also appreciate the flexibility of linking their access credentials to wearables like the Apple Watch, which adds an extra layer of convenience, especially in environments where speed and hands-free access matter,” Khouri says.
According to Schimpf, the operational benefits are equally compelling. Instant credential issuance and revocation eliminate the costs and delays associated with physical card management. Real-time reporting provides unprecedented visibility into building usage patterns, while the seamless integration with existing systems means no disruptive infrastructure overhauls.

“This isn’t about digital novelty, it’s about solving real operational challenges with a solution that reflects the standard of the building,” says Sam Wilson, client services and amenity manager at 101 Collins Street. “ResiKey has created a platform that is not only smarter but genuinely enhancing for everyone who interacts with it.”
Meanwhile, Peter Calwell, general manager at 101 Collins Street says the app is more than a convenience.
“It’s part of our long-term vision to deliver the smartest, most responsive and sustainable building experience in the world,” Calwell said. “That means anticipating the needs of our tenants and continuing to set new standards for premium office space.”
Schimpf says the environmental impact shouldn’t be overlooked either. By eliminating plastic cards, the system supports sustainability goals while reducing ongoing material and printing costs.
“The success was immediate and measurable,” he says. “101 Collins Street initially aimed for 10 per cent user adoption within 30 days — they achieved that milestone in just one week. By the three-month mark, an impressive 70 per cent of the building population had adopted the mobile application, with consistent engagement.
“What makes this partnership particularly significant isn’t just what it accomplishes today, but what it represents for the future of commercial real estate. As hybrid work models reshape how users think about office spaces, buildings must offer experiences that draw people in and make their time productive, worthwhile and enjoyable.”
According to Schimpf, 101 Collins Street demonstrates how mobile access can serve as the foundation for these elevated experiences. By connecting access control with amenity management, communication platforms and service delivery, HID and Kodaa have created a blueprint for what the premium workplace can become.
“This represents more than a technology upgrade — it’s a paradigm shift that redefines employees, visitors and corporate tenant services,” Schimpf says. “When every interaction is frictionless and every service is accessible through a single touchpoint, the building itself becomes a competitive advantage.”
