Atlassian Central Security Services Tender – DEXUS Funds Management Limited is seeking security services for the operational phase of Atlassian Central, the new 39-level headquarters of global technology company Atlassian at 8–10 Lee Street, Haymarket, Sydney.
The tender covers manned guarding and a substantial electronic security component, including CCTV monitoring and analytics, card and biometric access control, alarm monitoring and response, intercoms and integration with building management systems.
Electronic security infrastructure will also require ongoing maintenance, testing and reporting. The successful contractor will manage the loading dock digital platform and implement a workflow and incident management platform integrated with relevant building and external systems.
Manned services include 24/7 security of public areas, overall management of guarding across the asset, after-hours access management, patrols, loading dock security and additional security resources when required.
Emergency response responsibilities include emergency warden coordination, evacuation management, response to security incidents and liaison with NSW Police and Fire & Rescue NSW.
Security services will be introduced through 4 operational phases covering practical completion, activation of the base building and tower fit-out, partial occupancy and full operational maturity. Dexus said suppliers would need to demonstrate an ability to scale services as occupancy and operational requirements change.
The security contract relates to one of Sydney’s most significant new commercial developments. Atlassian Central has recently topped out at more than 180m and practical completion is targeted for the end of 2026. The 39-level Premium-grade tower has around 58100 square metres of net lettable area and will be the world’s tallest commercial hybrid timber building when completed.
Atlassian Central will become the Australian headquarters of Atlassian and will anchor Sydney’s government-backed Tech Central precinct. The development combines mass timber, steel and concrete construction and incorporates the heritage-listed Parcel Building into the new tower’s lobby.
