Atlassian Central Security Services Tender – DEXUS Funds Management Limited is seeking security services for the operational phase of Atlassian Central, the new 39-level headquarters of global technology company Atlassian at 8–10 Lee Street, Haymarket, Sydney.

Electronic security infrastructure will also require ongoing maintenance, testing and reporting. The successful contractor will manage the loading dock digital platform and implement a workflow and incident management platform integrated with relevant building and external systems.

The security contract relates to one of Sydney's most significant new commercial developments. Atlassian Central has recently topped out at more than 180m and practical completion is targeted for the end of 2026. The 39-level Premium-grade tower has around 58100 square metres of net lettable area and will be the world's tallest commercial hybrid timber building when completed.

Atlassian Central will become the Australian headquarters of Atlassian and will anchor Sydney's government-backed Tech Central precinct. The development combines mass timber, steel and concrete construction and incorporates the heritage-listed Parcel Building into the new tower's lobby.

Atlassian is an Australian-founded global software company headquartered in Sydney. Its products support software development, project management and collaboration, and the company reports more than 300000 customers using its cloud platform.

How the contract rampsFour phases, one scaling obligationSuppliers must demonstrate the ability to scale services as occupancy and operational requirements change.
1From practical completionPractical completionTargeted end of 2026 — securing a finished but largely empty landmark building.
2Phase 2Base building activation and tower fit-outContractor traffic, fit-out works and construction interfaces across 39 levels.
3Phase 3Partial occupancyTenants arriving progressively while fit-out continues elsewhere in the tower.
4Phase 4Full operational maturitySteady-state operations for Atlassian's Australian headquarters and the wider asset.
Why the ramp matters in pricing: each phase has a different risk profile and staffing level, and the electronic systems must be proven and reporting before the building fills. Bidders are effectively pricing four different jobs that happen to share an address.
